2018 residential sales are off to a solid start when compared with 2017 and 2016 based on the Regina and area MLS® System activity in January, said the Association of Regina REALTORS® Inc.

There were 172 sales reported during the month in all geographic areas, up 4.8% from 2017 when 164 sales were reported. There were 143 sales reported in the city, an increase of 2.8% from 2017 when 139 sales occurred. The number of sales in the city was above the five-year average of 139 but below the ten-year average of 162 for the month.

For January, the MLS® Home Price Index (HPI), a much more accurate measure of housing price trends than average or median price, reported a composite Benchmark residential price of $279,400 and index of 258.8 in the city, down 4.85% from $293,600 one year ago. The Benchmark price continued its move in a downward direction, indicating increasing downward pressure on home prices due predominately to elevated supply levels. Over the last five years, the Benchmark price is down 9%. The HPI measures residential price trends based on four benchmark home types, with the index set at a base of 100 for January 2005.

Total dollar sales volume is very consistent with last year at this time. Sales volume of $49.4M was posted in all geographic areas, up just 0.36% from 2017’s $49.6. Dollar volume in the city of $42.1M was up 3.7% from 2017’s $40.6M. Interestingly there were six more residential properties sold in January in the $500,000 to $750,000 price range compared to 2017 and five more in the $450,000 to $500,000 price range.

In the city, there were 1,133 active residential listings on the market at the end of January, up over 20% from 2017’s 952.

There were 570 new listings placed on the MLS® System during the month in all geographic areas, up 17.7% from 2017’s 485. In the city, 468 were posted, up 32.4% from 354 in 2017.

The ratio of sales to new listings for the month was 30% in both the city and all geographic areas. These relatively lower sales to list ratios tend to point to buyer’s market conditions, however with a lower number of sales transactions typically occurring during the month of January, it would be premature to make that assessment. Balanced market conditions are generally in the 40-60% range – below 40% is considered to be a buyer’s market - above 60% is considered to be a market favouring sellers.

“We continued to see the trend which began in 2017 of active listing inventory increasing in the city. This is contributing towards buyer’s market conditions for some property types. There is an ample supply of condos with it accounting for about 28% of total active listings”, said Gord Archibald, Chief Executive Officer of the Association of Regina REALTORS® Inc.

“On the demand side, we were pleased with the number of sales during the month. We’re off to a reasonably good start when compared to the last two years”, concluded Archibald.

So you’re thinking about making a move, there must be a million questions flooding your brain. Let’s answer the most important one first … YES! You need an agent. Realtors® are experts in all things Real Estate. Ensuring your buying or selling experience is seamless is what we do. This is going to the biggest financial transaction of your life; it is wise to have someone in your corner who has your best interests in mind.

So how do you get started with choosing your agent? Some important things to consider:

Knowledge and Credentials –

There are different areas of specialty when it comes to real estate. You want to make sure your Realtors® credentials match your end goal. A commercial agent may not be well versed on a residential home search. If an agent is licensed to sell both residential and commercial, they have knowledge in a variety of areas and will have more experience to assist you.

Wisdom comes with experience and as the market becomes more competitive, you need an agent who can adapt. In real estate, anything can go wrong and the more situations and obstacles an agent has endured means less potential havoc down the road. Experience goes along way in this industry!

Reviews and Chemistry

You will always remember your real estate agent. If you’re buying, you may spend several hours in the car looking at potential houses. When selling, you’re in constant communication about showings and market changes on your home. It’s important you like your agent. A natural connection and friendly face are very important to make you feel more at ease. Do your research and read reviews on the agent, company or brokerage you are thinking of choosing. Trust will come easy if it's the right fit!

With Christmas fast approaching – it’s that time of year to make every extra penny count. From planning meals and gatherings to shopping for toys, this season may seem like the dollar doesn’t stretch as far as it used to and there just aren’t enough hours in a day.  Peakman Group understands how difficult it may feel to buy or sell your home during the Holiday Season. You guessed it … We are here to help!

  1. It is never too early to start preparations:

Buying: Mortgage pre-approval is an important first step to take that requires little effort and time.  Once that small task is completed, you know which price range you can afford. Get in touch with us and we can point you in the direction of someone qualified - that you can trust to help you with the financial aspect of the real estate transaction.

Selling: Getting an idea of the current market value of your home is imperative as it gives you an idea of what your home is worth based on factors like age, location, current condition and price of houses in your area.

This will allow you to make a more informed decision about whether it is time to sell or not.

  1. Asking yourself what to do next?

Buying: Write down a list of your criteria. Think of this as your Christmas wish list. What is most important to you in your future home? Do you need more bedrooms? Perhaps you’d like a kitchen island. Whatever your wish list entails – make it clear and concise so your REALTOR® knows what to help you look for.  Be open about what your “wants’ are compared to what you absolutely “need” in your new home! This can save so much time in narrowing down the hunt for your perfect home.

Selling: Time to de-clutter and increase curb appeal. Luckily the outside of your home is easier to maintain in the winter. Make sure to keep path and driveways clear of snow/ice and keep it well illuminated. Moving to the inside, in the spirit of giving and generosity you’ll find an opportunity to de-clutter old possessions you don’t need any more - which can be donated to the less fortunate.  You will feel good about helping others while also helping yourself.

  1. Professional Help

Buying: If you’ve already called us – great! If not – NOW is the time. We have the expertise to guide you through the buying process. We can take care of all the small details so you don’t have to worry about anything. This will save you time and money. How you ask? We can help avoid costly mistakes you may not be aware of. We will also make sure to only show you houses that meet your criteria and needs. As your trusted REALTOR®, we have helpful connections to facilitate every aspect of the process we’re going to encounter together.

Selling: It’s time to sit back and let your REALTOR® sell your home.  Hiring us to help you during the sale of your home is going to help you save both time and money! We strive to get the best price for your home in the shortest amount of time. With our knowledge and in depth understanding of market trends, we tailor a solution specific to your needs. Something only wisdom and experience can offer.

The holiday season is filled with hustle and bustle. Let Peakman Group help with all your real estate needs. If you have any questions about anything related to real estate, one of our professional agents will be happy to assist you.

The temperature has dropped… Winter is upon us here in Saskatchewan … So we know all too well that the weather can change at the drop of a hat!!! There are many myths associated with winter and real estate and we at Peakman Group want to reassure you that no matter the season, the real estate market remains hot. Our market does not cool off like the weather.

As you sit cozied up searching for homes on Peakmangroup.ca, trying to determine what the “right time” is to take the next step and get your home ready to sell, know that there is never a “perfect time”. There are always people looking to make a move. It is common to hear that spring/summer are the most opportune times to list and sell a home. In reality, the winter months of which there are many, can offer a great advantage when both selling and buying homes. Here’s your Peakman Group Perspective on Making a Winter Move.

In the winter months, especially here in Saskatchewan, the general rule of thumb is there are fewer homes listed for sale during this time. However, this does not mean there are fewer people looking. Fewer homes for sale means buyers have less choices, which could mean more exposure for your home.

The first impression of your home is still very important, no matter the season.

Keep paths and driveways free of snow and ice. Once inside, make sure the buyers will enjoy their tour by keeping a comfortable temperature. Create an ambience by having the fire going or the fresh smell of baked bread or cookies wafting through the kitchen. Create an atmosphere that entices buyers to move on in!

Hiring a REALTOR® to help you get the most exposure for your home and assist you through the whole transaction is by far the best decision you can make in any season. We will take care of the legalities, paperwork, showings, and help to ensure you get the best price for your current home and best value in your new home.

After you’ve accepted an offer & located your future home – crossed the t’s and dotted the i’s, it’s time to plan your move! Will you be hiring a moving company or moving yourselves? Hiring professionals during the winter can be beneficial because they are usually less busy which means more flexible scheduling available. Although it is an added expense, movers are a convenient solution to assist you in any season.

Whether you’ve hired help or decided to do it on your own – we’ve got a few tips and tricks to make things easier. Maximize your daylight hours. Get a jump-start early in the day because you will run out of sunlight faster than you think.  Trust me - you don’t want to be trying to load or unload vehicles when it’s cold and dark out. Dress Warm and in layers – you can always remove some if you’re too hot. Having hot beverages on hand makes the cold more bearable. Most importantly, protect your possessions. Using plastic boxes may be a great winter option as cardboard boxes can end up covered in snow which will melt and could wreck the contents inside. The last thing you want is damaged belongings arriving at your new place.

We hope this list helps reassure you that moving during the winter is not as much of a nightmare as you’re anticipating. Have questions? Don’t hesitate to call one of our experts for answers 306.790.3644. For a list of professional moving companies and other service providers we trust, download Peakman Group’s App today.

Looking for a change? If you’re like most people – thinking about or deciding to make changes to your living space is important.  Who wants to look at the same color of paint for the next 25 years?  Renovations can seem like a daunting task, but organizing yourself at the beginning can make ALL the difference.  Peakman Group is here to help you through the renovation process.

Let’s start with budgeting because it truly is the most important step. We’re not solely talking about calculating how much you can spend on your project – we’re also talking about window-shopping and cost comparison!  You’re going to need money to complete your venture – start saving now!! Saving money is far more satisfying, however borrowing may end up being your better option. Whatever your preference, make sure to add a little bit extra to cover any issues that may arise. Once you have your total figure in mind – it is time to start spending that money wisely. Shop around for the materials that you will need and check out all the different options/styles available to ensure you not only get the best prices but also the end result you have dreamed of.

We all wish we could be Mister Fixit, but let’s face it – hiring a contractor might be the best choice to complete your job.  If you are confident in your carpentry skills it could save you time and money to DIY. Ensuring the job is completed correctly is the goal. If you are unsure how to do something – don’t use “how to” videos on YouTube – hire a professional (getting a couple different quotes and checking out testimonials is never a bad idea!)  To start looking for a contractor, download the Peakman Group App for our list of trusted service providers to help you out.

Do your research to make sure you have a clear understanding of what you want and what to expect. Talk to people who have completed similar projects to have a better understanding on the time frame. Have photos ready to demonstrate the look and feel of what you want. Renovations can be expensive, so be practical about how much you can afford and when. Being realistic and clear with your expectations will help reduce unwanted disputes over deadlines not being met and ideas not lining up.

Save money by getting advice from people you trust before you start.  Make your to-do list (or multiple!) and have a friend assess your plans with an objective perspective.  This can really help point things out that you might have missed! When you’re ready, confirm and double-check everything that is ordered and delivered. It’s best to start with all your material so missing pieces or unexpected delays won’t hold up your renovation.

If you’ve hired a contractor for help, make sure to be checking in and communicating frequently with them. No one likes to be micro-managed so find the appropriate balance to ensure every one is on the same page.  Mistakes may happen and the longer a mistake remains unseen, the more costly it can become to fix. Communication is key.

That’s it - you’re all set.  You can do this! We believe in you. If you get stuck, give us a call and one of our team members will be happy to get you back on track.  At Peakman Group – Live… where you love. That’s our specialty!

Are you in need of a change?  Have you recently switched careers to the opposite end of the city?  Perhaps your family is expecting to grow!  Whatever your reason, you may be finding yourself thinking of selling your home.

People often ask, “When is the best time to sell?”  The truth is – there is never a wrong time to sell. Ultimately, the best time to sell is when it suits you.  The market is always fluctuating so it’s a good idea to take action when your lifestyle requires you too.  You don’t want to get caught with your proverbial pants down!  Always allow enough time to prepare for your next venture.  In order to make sure all your bases are covered, we’ve compiled a handy list of topics to consider when thinking of selling your home.

How much is my home worth? – Contact a Realtor® (us of course!), to do a market evaluation on your property. They will assess the condition of the home and take into consideration your current competition and recent sales of other houses in the neighbourhood in order to determine the market value of your home. This figure will allow you to evaluate how much equity you have in the home and if it is actually beneficial to be selling at this time.

Declutter and Create Curb Appeal – The first impression of your home comes from the street, when the potential buyer drives up.  Do you believe in love at first sight? Ideally that’s what you’re aiming to create through your Curb Appeal.  Trim the hedges, mow the lawn, plant some flowers and throw on a fresh coat of paint.  Do what you can to make the outside of the home and your yard look appealing.  You want to grab the buyer’s attention from the minute they show up.

It is also very important to declutter the inside of your home.  You want to make sure the place is clean, without random belongings everywhere.  The idea is to create an atmosphere where the prospective buyer will be able to imagine themselves living there. It should feel inviting and welcoming to your buyers, take a look around – what’s your first impression?

Hire a Realtor® - There are a lot of specifics you may not be aware of when it comes to Real Estate.  Topics such as: how to market your property, pricing strategies, or writing up and closing deals once you have a potential offer. This is one of the biggest financial transactions in your life and you should count on the help of a professional to ensure everything goes smoothly.  You’re gaining experience, knowledge and wisdom of the market, which is invaluable when it comes to buying or selling.  A Realtor® you can trust will make all the difference … and at Peakman Group we have a team of Professionals ready to assist you!

Have you been considering a move? Are you feeling like you may have to much space? Tired of cleaning empty rooms?...

As time passes and life moves forward, our needs seem to change; including how much living space we require.  What had been the perfect home for you and your family has now become almost a chore to upkeep.  If this sounds familiar and you’re having doubts that your current home is still meeting your needs, it may be time to consider downsizing.

You look worried… Now we know that change can be uncomfortable, however; downsizing is not as overwhelming as you may think.  It gives you an opportunity to go through your treasures or unused items and decide if they still fit with your needs today. Decluttering your world can be an inspiring “new beginning” as opposed to a daunting task. The question remains is “condo life” in your future or maybe we are at a stage to move into a smaller bungalow as you still truly enjoy your flowers or garden in the Spring/Summer months.

You might be wondering what makes condos different from your normal houses? Basically, you own your unit but you also share ownership of the land, building and common areas. You share costs with fellow members of your condo association, and decisions are left to the property management company & your condominium board.  Condo’s come in a variety of shapes and sizes which means finding the right fit for you may be easier than you think.

There are many advantages of downsizing into a condo that you may not have considered:

1) Added safety of having neighbours a few steps away as well as options with a secured front entrance.

2) You will no longer have to worry about upkeep to the exterior or yard of your residence.  In most cases, condo fees will cover the outside work required to maintain the complex.

3) The customization options are endless with a condo.  If you don’t like the colour on the walls, feel free to paint over it.  Unlike renting, condos offer an opportunity to make your living space unique to your style.

4) Some amenities like a gym and a swimming pool are unlikely to be found in a home but are available in some condos in the city.

5) Condos come with a set of rules to avoid disturbing your neighbours.  You can rely on being in a quiet environment and having some semblance of order throughout your building.

Making the decision to downsize is a big one but you’ll be happy you did. Our team of professionals at Peakman Group are here every step of the way to ensure you are not only comfortable with your decision but also that the process goes smoothly.  Contact us today at the office 306-790-3644 or visit our website at www.peakmangroup.ca We are happy to discuss your downsizing options and determine if it’s the right time for you.

Spring has sprung and we couldn’t be more excited about the fast-paced market Regina has to offer.  Sellers are busy contemplating listing, or even starting to pack and make a move, while buyers are out in full force searching for a new place to call home.  This issue, Peakman Group will be touching on the ever so popular topic of ‘Inspections’.

As REALTORS®, we have toured many houses, and have developed a keen eye to detect things that may not look “quite right”.  Unfortunately, we can’t see everything!  Hiring a home inspector may be one of the smartest decisions you will make.  They are trained professionals.  It is their job to go through the home with a fine-tooth comb, and in our opinion - it’s worth every penny.

You are probably wondering what the home inspector will look for.  EVERYTHING!  They look at roofing, exterior finishes, structure, insulation/ventilation, electrical, heating and cooling, plumbing, thermal imaging as well as the entire interior of your home. Having the sewer line inspected is also a great suggestion based on age of the home or trees in the yard. We may also recommend having a furnace inspection - dependent on the age or shape of the furnace. This is your chance to make fully informed decisions.

Although a home may be the single largest purchase you ever make, cost also comes into play when we discuss inspections with our clients. Protecting your largest investment should be your top priority. Imagine purchasing an amazing home, only to find unwanted surprises.  Choosing an inspector will help avoid long, stressful, and not mention costly events after the sale is complete.

Inspections are not just specific to buyers. Some sellers who wish to get top dollar, or sell quickly consider investing in inspections prior to listing.  Doing so allows the seller to address any issues proactively or consider the cost of repair in the list price of their home.  Keeping your home in tip top shape is always a good rule of thumb.

Peakman Group works with professional inspectors who provide the same high quality service our clients have come to expect. We are more than happy to refer our inspectors to you. We have created an app to provide you with all their contact information at the touch of a button. Download the Peakman Group App today for a detailed list of our trusted service providers. Stay tuned for the next issue where we will talk more about our market.

Buying or selling a property can be a large and confusing task full of emotions.  Whether you are excited about purchasing your first home, or have mixed emotions about selling the property you raised your children in, making an informed and educated decision couldn’t be more important.  Keeping our clients up to date with real estate knowledge, plus answering those burning questions is our top priority. Peakman Group touches on popular real estate subjects monthly.  This month we delve into the ins and outs of financing.

Have you walked into a car dealership and seen it?  “The One”. Maybe for you that’s a 4 door extended cab truck with big off road tires. Or could it be that sleek 2 door coupe, made for 2 with a dream sunroof.  It happens to us all! You walk over, peek in the window, admire the finishing’s, then stumble upon the price tag.  Believe it or not, this happens all too often with homes as well.  Working with a mortgage specialist before you venture out to purchase, or sitting down with a professional to figure out what price point you need for the sale of your home before moving into the next one couldn’t be more important. Falling in love with a home that is out of reach, or on the flip side figuring out that selling may not be your best option can be heart breaking, these are two examples of why preapproval is so important.

But who do you work with? Most folks automatically consider sitting down with the bank to discuss their move.  Banks have great product options exclusive to them. A mortgage broker is a great option as well and they tend to do the “shopping around” for the best rate for you.  Either may offer options that you may not have been aware of.

Another common concern we see is securing a down payment. It is crucial to have your down payment accessible and ready to go when you are buying.  Pulling money from stocks, RRSP’s etc. all take various amounts of time.  You would hate to lose the home you’ve decided on simply because of a timing error.  Talk to your Real Estate Professional or mortgage specialist to ensure you are prepared.

Being an informed and financially prepared client allows us to assist you with the purchase or sale in a smooth and timely manner. We work with fantastic mortgage brokers/ bank specialists, and would be more than happy to connect you. Peakman Group has created an app to provide you with all their contact information at the touch of a button! Be sure to check out our app on Google Play and the App Store.  Stay tuned next month as we discuss the topic of “Inspections”.
