2018 residential sales are off to a solid start when compared with 2017 and 2016 based on the Regina and area MLS® System activity in January, said the Association of Regina REALTORS® Inc.

 

There were 172 sales reported during the month in all geographic areas, up 4.8% from 2017 when 164 sales were reported. There were 143 sales reported in the city, an increase of 2.8% from 2017 when 139 sales occurred. The number of sales in the city was above the five-year average of 139 but below the ten-year average of 162 for the month.

 

For January, the MLS® Home Price Index (HPI), a much more accurate measure of housing price trends than average or median price, reported a composite Benchmark residential price of $279,400 and index of 258.8 in the city, down 4.85% from $293,600 one year ago. The Benchmark price continued its move in a downward direction, indicating increasing downward pressure on home prices due predominately to elevated supply levels. Over the last five years, the Benchmark price is down 9%. The HPI measures residential price trends based on four benchmark home types, with the index set at a base of 100 for January 2005.

 

Total dollar sales volume is very consistent with last year at this time. Sales volume of $49.4M was posted in all geographic areas, up just 0.36% from 2017’s $49.6. Dollar volume in the city of $42.1M was up 3.7% from 2017’s $40.6M. Interestingly there were six more residential properties sold in January in the $500,000 to $750,000 price range compared to 2017 and five more in the $450,000 to $500,000 price range.

 

In the city, there were 1,133 active residential listings on the market at the end of January, up over 20% from 2017’s 952.

 

There were 570 new listings placed on the MLS® System during the month in all geographic areas, up 17.7% from 2017’s 485. In the city, 468 were posted, up 32.4% from 354 in 2017.

 

The ratio of sales to new listings for the month was 30% in both the city and all geographic areas. These relatively lower sales to list ratios tend to point to buyer’s market conditions, however with a lower number of sales transactions typically occurring during the month of January, it would be premature to make that assessment. Balanced market conditions are generally in the 40-60% range – below 40% is considered to be a buyer’s market - above 60% is considered to be a market favouring sellers.

 

“We continued to see the trend which began in 2017 of active listing inventory increasing in the city. This is contributing towards buyer’s market conditions for some property types. There is an ample supply of condos with it accounting for about 28% of total active listings”, said Gord Archibald, Chief Executive Officer of the Association of Regina REALTORS® Inc.

 

“On the demand side, we were pleased with the number of sales during the month. We’re off to a reasonably good start when compared to the last two years”, concluded Archibald.

Peakman Group’s Twist on 21 days of Christmas was a huge success! December was filled with so many fun activities! We had the pleasure of delivering 21 prize baskets to the lucky winners who entered our Christmas giveaway through our websites.  

We were also asking for people to nominate a family who deserved a special Christmas surprise this year. It was a hard decision to make with so many deserving nominations.  Our grand prize basket was given to a very grateful family in need!

The temperature has dropped… Winter is upon us here in Saskatchewan … So we know all too well that the weather can change at the drop of a hat!!! There are many myths associated with winter and real estate and we at Peakman Group want to reassure you that no matter the season, the real estate market remains hot. Our market does not cool off like the weather.

There are always people looking to make a move. It is common to hear that spring/summer are the most opportune times to list and sell a home. In reality, the winter months of which there are many, can offer a great advantage when both selling and buying homes. Here’s your Peakman Group Perspective on Making a Winter Move.

In the winter months, especially here in Saskatchewan, the general rule of thumb is there are fewer homes listed for sale during this time. However, this does not mean there are fewer people looking. Fewer homes for sale means buyers have less choices, which could mean more exposure for your home.

Spring has sprung and we couldn’t be more excited about the fast-paced market Regina has to offer.  Sellers are busy contemplating listing, or even starting to pack and make a move, while buyers are out in full force searching for a new place to call home.  This issue, Peakman Group will be touching on the ever so popular topic of ‘Inspections’.

As REALTORS®, we have toured many houses, and have developed a keen eye to detect things that may not look “quite right”.  Unfortunately, we can’t see everything!  Hiring a home inspector may be one of the smartest decisions you will make.  They are trained professionals.  It is their job to go through the home with a fine-tooth comb, and in our opinion - it’s worth every penny.

You are probably wondering what the home inspector will look for.  EVERYTHING!  They look at roofing, exterior finishes, structure, insulation/ventilation, electrical, heating and cooling, plumbing, thermal imaging as well as the entire interior of your home. Having the sewer line inspected is also a great suggestion based on age of the home or trees in the yard. We may also recommend having a furnace inspection - dependent on the age or shape of the furnace. This is your chance to make fully informed decisions.

Although a home may be the single largest purchase you ever make, cost also comes into play when we discuss inspections with our clients. Protecting your largest investment should be your top priority. Imagine purchasing an amazing home, only to find unwanted surprises.  Choosing an inspector will help avoid long, stressful, and not mention costly events after the sale is complete.

Inspections are not just specific to buyers. Some sellers who wish to get top dollar, or sell quickly consider investing in inspections prior to listing.  Doing so allows the seller to address any issues proactively or consider the cost of repair in the list price of their home.  Keeping your home in tip top shape is always a good rule of thumb.

Buying or selling a property can be a large and confusing task full of emotions.  Whether you are excited about purchasing your first home, or have mixed emotions about selling the property you raised your children in, making an informed and educated decision couldn’t be more important.  Keeping our clients up to date with real estate knowledge, plus answering those burning questions is our top priority. Have you walked into a car dealership and seen it?  “The One”. Maybe for you that’s a 4 door extended cab truck with big off road tires. Or could it be that sleek 2 door coupe, made for 2 with a dream sunroof.  It happens to us all! A mortgage broker is a great option as well and they tend to do the “shopping around” for the best rate for you.  Either may offer options that you may not have been aware of.

Another common concern we see is securing a down payment. It is crucial to have your down payment accessible and ready to go when you are buying.  Pulling money from stocks, RRSP’s etc. all take various amounts of time.  You would hate to lose the home you’ve decided on simply because of a timing error.  Talk to your Real Estate Professional or mortgage specialist to ensure you are prepared.
